Surprise
Master-planned communities, spring training, and sunshine
Surprise is one of the fastest-growing cities in the West Valley, and it shows. Most of the city is master planned, with tidy neighborhoods, community pools, parks, and shopping centers stitched together by wide boulevards. It is also the spring-training home of two MLB teams, which gives the city a year-round recreation energy and a calendar full of things to do.
Why Surprise works
What buyers find when they get here.
- Mostly master-planned neighborhoods with pools and parks
- Surprise Stadium: spring-training home of the Royals and Rangers
- Large community parks, a big aquatic center, and a full recreation complex
- Newer schools and growing retail along the Loop 303
Getting around
Northwest Valley, a straight shot down the Loop 303 corridor into the rest of the metro, with Surprise Parkway and Grand Avenue as the other main lines.
Schools & families
Most of Surprise is served by Dysart Unified School District, a K-12 district headquartered right in the city, with parts of the east side in Peoria Unified and a small slice of the far north in Nadaburg Unified. Charter schools round out the options throughout the city.
The honest stuff
What I tell buyers who ask about Surprise.
- School boundaries matter here: confirm the campus for the exact address, not the ZIP, before you fall for a house.
- Spring training brings stadium-side traffic in February and March; know that rhythm before you buy nearby.
- Master plans vary in HOA feel, so ask about pools, landscaping, and amenity costs on the specific community.
